22 affordable rental homes are available at The Darcy, located at 140 D’Arcy Street in downtown Toronto. These homes are offered in accordance with the City of Toronto’s affordable housing guidelines, developed by ‘315 Spadina LP’ and are available to households that meet eligibility requirements.

Rents are set in accordance with the City of Toronto’s Average Market Rent (AMR) 2026 guidelines.
Utilities are the responsibility of the resident. Utility allowance and income thresholds are subject to City guidelines.
Annual rent increases will be no more than the approved Provincial Guideline rent increase.
Accessibility accommodations are limited but available upon request.
Parking spots are limited but available at an additional cost, not part of this draw.

How the Process Works
- Register your interest before the application deadline.
- Applicants will be selected through a random draw.
- If selected, you will receive an electronic application form via email.
- You will have five (5) calendar days to complete and submit your application with all required documents and forms.
- Applications will be reviewed for eligibility and completeness.
- Successful applications will be invited to sign a lease.

- 16+ years old
- Have legal status in Canada
- Meet household occupancy requirements (maximum 2 persons per bedroom)
- Have a total household income below the Eligible Annual Maximum
- Not own residential property

I’ve registered on the website, now what?
Once you have registered, and once the deadline has passed. All applicant names will be included in a random draw process. Applicants that are selected from the random draw will be contacted in order, based on the highest ranking for their qualified unit type. If you qualify and are chosen, you will be sent an email with further steps to complete an application form, that must be completed in 5 days.
Are utilities included?
No. Utilities are the responsibility of the resident.
Who qualifies?
- Have legal status in Canada (I.e. Citizen, PR, PR applicant, Refugee claimant or Convention Refugee)
- At least one member of the household is 16 years old or older and is able to live independently
- Household income below the Eligible Annual Maximum for the unit type - set by the City of Toronto
- Not own residential property
In addition, the household must not:
- Have arrears with a social housing provider, unless household has entered into a repayment plan with that provider and the repayment plan is in good standing
- Own a home suitable for year-round occupation
- Have an enforceable removal order against them
Household income refers to the total gross annual income of all occupants and must:
- Not exceed the Eligible Annual Maximum for the unit type
- Be sufficient to meet rent requirements (typically up to four (4) times the annual rent)
