What is affordable housing at The Darcy?

Affordable housing units are rental homes offered at rents aligned with City of Toronto guidelines.

How are rents determined?

Rents are based on the City’s annual 2026 Average Market Rent (AMR) by unit type, which is based off the CMHC average market rent for the City of Toronto.

I’ve registered on the website, now what?

Once you have registered, and once the deadline has passed. All applicant names will be included in a random draw process. Applicants that are selected from the random draw will be contacted in order, based on the highest ranking for their qualified unit type. If you qualify and are chosen, you will be sent an email with further steps to complete an application form, that must be completed in 5 days.

Are utilities included?

No. Utilities are the responsibility of the resident.

Who qualifies?
  • Have legal status in Canada (I.e. Citizen, PR, PR applicant, Refugee claimant or Convention Refugee)
  • At least one member of the household is 16 years old or older and is able to live independently
  • Household income below the Eligible Annual Maximum for the unit type - set by the City of Toronto
  • Not own residential property

In addition, the household must not:

  • Have arrears with a social housing provider, unless household has entered into a repayment plan with that provider and the repayment plan is in good standing
  • Own a home suitable for year-round occupation
  • Have an enforceable removal order against them

Household income refers to the total gross annual income of all occupants and must:

  • Not exceed the Eligible Annual Maximum for the unit type
  • Be sufficient to meet rent requirements (typically up to four (4) times the annual rent)

What documents are required?

Applicants will be required to provide:

  • Most recent Notice of Assessment (2024 or 2025)
  • Proof of legal status in Canada
  • Two (2) pieces of identification

Additional documents may be required for landlord screening, including:

  • Proof of income
  • Employment verification
  • Rental references
  • Credit check
Is there a deadline to apply?

Yes. Applications must be submitted by June 19, 2026.

How many units are available?

A limited number of affordable units are available.

Do I need insurance to live here?

Yes, you’ll be asked to provide proof of insurance on move-in.

What is a Barrier Free Unit?

A barrier free unit, meets AODA (Accessibility for Ontarians with Disabilities Act) requirements. Should you require an accessible unit accommodation, please note this in your application. Medical verification will need to be submitted with the application, to demonstrate need. AODA Unit Features:
